What makes closing on a newly built home different from a resale.
Buying new construction follows the same basic path as a resale — but the timeline is driven by the builder’s schedule, not a 30-day contract window, and a few extra steps appear near the end. Deals can run anywhere from a couple of months (inventory home) to a year or more (build-to-order).
Early stages
- Sign the builder’s purchase agreement (often on the builder’s own form) and pay the deposit.
- Finalize the lot, floor plan, and options; note the design-center selection deadlines.
- Get pre-approved — sometimes with the builder’s preferred lender for incentives.
- Track the estimated completion date, and expect it to move.
As the home nears completion
- Rate lock timing — because closing is far out, buyers may need an extended lock or a re-lock as completion firms up.
- Appraisal once the home is far enough along for the lender.
- Pre-drywall walkthrough (if offered) to review framing and mechanicals.
- Final walkthrough / orientation with a punch list of items for the builder to fix.
- Certificate of Occupancy (CO) issued by the municipality before you can close.
At and after closing
- Confirm punch-list items are done or documented for completion.
- Review the builder’s warranty (often 1-year workmanship, longer on systems/structure).
- Standard title, insurance, and closing steps still apply.
